The client wanted to add a new double garage as well as a second floor over the existing 1950's bungalow tied into the new garage with living space above. Point loads were required through out the finished basement in order to carry new loads of the second floor down to the footings in 12 locations. Structural, ceiling ready panels were specified for the new roof system, as well as a built up roof system to provide required insulation and venting. New wiring & HVAC was designed and provided throughout.

• Robust, beefy new addition to a tired 1950's bungalow
• Square footage was tripled with modern finishes and structural roof panels with integrated finished ceiling
• Materials included reinforced concrete, laminated timber posts and roof panels, IKO therm rigid roof panels, and standing seam steel roof
• Project challenges included achieving point loads into existing finished living space, crane reach for roof panels due to adjacent overhead power-line, and architectural changes mid-way through project
